ABOUT THE COMPLEX: The gated complex "Perla" consists of eight constructed and operational buildings with Act 16. „Perla" is the first gated complex in the city of Burgas. The purpose of constructing the gated complex is to create an oasis within the city, offering numerous amenities, greenery, coziness, and security.

As a gated-type complex, it provides all necessary public facilities and services. It has its own underground parking.

The urban development complex is designed in a rectangular shape, forming inside rich green space.

LOCATION: The gated complex 'Perla' is situated within the residential complex 'Zornitsa,' Burgas city. The complex's location is strategic - close to the main road arteries of the city, yet it is positioned within the inner part of the neighborhood, near the Sea Garden of Burgas city. The complex overlooks the sea and Burgas Bay to the east and southeast and 'Atanasovsko Lake' to the northeast.

The construction of the complex is executed in several stages. The first stage of construction includes blocks from No. 1 to No. 4 and was completed with a permit for use in 2010. Apart from constructing the first four blocks, this stage also includes the construction of a private outdoor pool with an area of 200 sq.m., volume of 250 cubic meters, and a children's playground. The second stage involves the construction and completion of Blocks No. 5 and No. 6 in 2013. The third stage of construction is Block No. 7, which received a permit for use in 2015.

The construction of the new 'Perla 8' block represents stage 4 of the gated complex construction. With the construction of the new block, the internal courtyard space was expanded, and a new outdoor pool was added. The new block consists of two buildings on a slope, forming a unified volume and appearance. The building has a certificate of commissioning since 2022.

ARCHITECTURAL FORM: It is inspired by the most beautiful historical cities in the Mediterranean. The natural stone and pastel beige tones of the mineral plaster, as well as the balustrades alternating with wrought iron, create the beautiful Mediterranean appearance of the buildings. At the entrance of the complex, there is an architectural artistic element in the form of a cylindrical volume (Rotunda).

BUILDING CHARACTERISTICS:

  • External and internal walls of the building are made of bricks.
  • Thermal insulation in accordance with the specifications of the thermal assessment.
  • Roof - steel-reinforced concrete structure. The waterproofing is modern; a two-layer bitumen application with gas flame laying. Bituminous tiles.
  • Staircases - natural stone flooring.
  • External corridors between apartments - granite tiles.
  • Entrance doors - the latest and modern - armored.
  • Underground garage - automatic doors, automatic fire suppression system 

Blocks No. 1, No. 2, No. 3, No. 4 consist of a basement, ground floor, six typical floors, one terrace floor, and one attic floor. A total of 8 above-ground levels. Blocks No. 5, No. 6, and No. 7 consist of a basement, ground floor, five typical floors, one terrace floor, and one attic floor. A total of 7 above-ground levels. The basements house storage spaces and two parking areas – one common for Blocks No. 1 to No. 4 and another for Blocks No. 5 to No. 7. Each block has a different number of entrances. Block No. 8, in its lowest part, comprises: 2 basement levels, ground floor, seven floors, and one attic floor - totaling 8 above-ground levels, similar to the first 7 blocks. In its highest part, the building has 2 basement levels, ground floor, and 13 residential floors - totaling 14 above-ground levels.

In the underground level, all storage spaces for each apartment, underground parking, and all necessary technical rooms have been designed and constructed. All communal services are located on the ground floor level.

Different types of residences have been built in the complex blocks - studio, one-bedroom, two-bedroom, and larger units, according to diverse market demands. Part of the complex's infrastructure includes a single-family house.

The materials used meet high-quality standards set by the EU. High-quality materials have been invested in the new 'Perla 8' block to ensure the highest energy efficiency class - Class A.

Materials used for the construction of blocks in the complex:

Structure – reinforced concrete, beamless. Load-bearing columns, plates, and steel-concrete slabs.

Walls – brick wall made of bricks – exterior 25 cm, interior partition walls – 25 cm and 12 cm.

Exterior:

  • Thermal insulation system by "Baumit";
  • Mineral plaster "Baumit";
  • Cladding on the ground floor and staircases – natural stone – marble;
  • Cladding on the Rotunda of Perla Block 7 and certain sections of the ground floor – natural stone – travertine;
  • Window frames - Block 7 is fitted with mounted 5-chamber PVC window frames and triple glazing REHAU; Blocks from 1 to 6 have mounted PVC window frames with a 5-chamber profile WEISSPROFIL. Block 8 has mounted 7-chamber window frames and triple glazing, VEKA brand.
  • Balconies – granite tile flooring;
  • Parapets – a combination of solid sections and decorative balustrades or solid sections and wrought iron.

Interior:

  • Cement adhesives for tiles, ceramics, terracotta, and natural stone "Baumit";
  • Gypsum machine plaster "Baumit" for rooms and dry areas;
  • Cement machine plaster "Baumit" – for staircases, external corridors, and wet areas in the apartments (bathrooms, WC, laundry rooms).
  • Staircases – natural stone flooring - granite.
  • External corridors – between the apartments – granite tile flooring.
  • Entrance doors – armored – the latest and modern at the time of installation.
  • Underground garages – automatic doors, automatic fire suppression system.
  • Roof – steel-reinforced concrete structure. Waterproofing – modern two-layer bitumen application with gas flame laying. Bituminous tiles.

Infrastructure

  • Access – controlled access with security and video surveillance, automatic doors for the underground garage.
  • Fence - an ornamental fence constructed from a reinforced concrete base and metal ornamental panels made of wrought iron. The reinforced concrete base is finished with stamped concrete.
  • Alleys and courtyard spaces - covered with stamped concrete flooring. In 2019, the flooring in the vertical planning was replaced with natural thermal resistant granite. The tiles are thermally treated to resist slipping and moisture.
  • Sidewalks – sidewalk tiles, curbs, and pavements made of concrete.

ADDITIONAL CHARACTERISTICS:

The builder financed and constructed two new streets and parking lots northeast and northwest of the complex. With the construction of "Perla 8", Artstroy 1 Construction financed and built another street from the southwest, easing traffic flow in the neighborhood.

The company invested in pedestrian zones around "Perla" and constructed public green spaces. This enhanced the overall infrastructure of the residential complex.

"Artstroy 1 Construction" also built an additional public parking lot adjacent to the "Perla" complex and the "Boychо Branzov" sports hall. This initiative aimed to ease parking in the neighborhood and enhance the city's infrastructure.
